Additional Information

This is one of those moments where you have to sit up and pay attention as this is simply a once in a life time opportunity to purchase one of Torrington?s premier period properties set in arguably one of the best locations in town. I?ve walked past this property every day for the last two and a half years and thought to myself "one day I would love to take a look inside!" and am glad to say that recently I was kindly given the opportunity by the current owner. Some houses you feel disappointed with what you find inside but this is certainly not the case with Hopton House.

Three generations of the same family have enjoyed living in Hopton House but now the time has come for another lucky family to take up the mantle. Approaching from the outside you are immediately in awe of the striking double fronted nature of this period home and are greeted with a Georgian style pillar entrance into a large porch through a glazed door into the hallway. At this point you can either head right into a very well-proportioned dining room, straight on to the very airy kitchen / breakfast room or left into a very good sized yet cosy living room. Throughout the ground floor you will find a host of character features including solid wood flooring, decorative ceiling roses, panelled window shutters bordering period sash windows and a log burning stove inset a Victoriana style fireplace. Moving to the rear of the building you will find yourself in the kitchen / breakfast room, "the real hub of the house" and focal point for the family. At the heart of this spacious and airy farmhouse style kitchen is the "Redfyre" Aga style stove complete with the added benefit of a four ring ceramic hob and being set in a recessed chimney breast and decorative shelving over. The benefits don?t stop there as you have integrated appliances included a double ceramic sink, very attractive stone flooring and double doors out into a sun trap of a courtyard ideal for alfresco dining. A handy utility room is accessed from the kitchen from which, a ground floor wet room completes the ground floor tour.

Moving upstairs to the first floor landing you get a real sense of the scale of the house and are immediately bowled over by the qwirky period features on view. In the ceiling above the stairs is a wagon wheel window allowing you a viewing point between floors, a servants bell and period decorative arches. From here you can gain access to four double bedrooms including the master suite, one single bedroom currently used as a study and the family bathroom. The master suite is probably my favourite room in the house as it has floods of natural light from two aspects, the sash window to the front and through the ensuite bathroom to the rear. I?ve seen some ensuites in my years as an estate agent but this one just blows me away as it has pretty much everything you could want. The centre piece is a panelled spa bath, perfect for unwinding and watching the world go by through the glazed door and Juliette balcony. There is a wet room style shower, surface mounted ceramic sink, low level wc and two heated towel rails to boot. If all this was not enough, there's more! On the second floor the house opens up further into the remaining bedroom measuring in excess of 27' this then steps up into an ensuite wet room with overhead rain shower and provides views of the garden.

Please allow me to draw breath for a moment. Parking has always been a real premium in town which is why Hopton house is the one that keeps giving. The immense workshop / garage measuring in excess of 46' in length solves this problem and then some whilst also providing ample storage areas and access to the garden. The enclosed courtyard to the rear of the house is very well sheltered and is a real sun trap before stepping up on to a large lawned garden with rear access onto the commons, an ideal space for the children to play and explore.

Well I think we have reluctantly come to the end of my tour of this stunning home. One word of advice however! Don?t take my word as to how beautiful this home is as you really need to see it for yourself to appreciate what you could miss if you don?t act quickly enough.

Continue from the office on Cornmarket Street and immediately turn left onto Castle Street. Continue round a slight right hand bend where the property can be found after a short distance on your right.
