Property Description

Additional Information

Situated within the heart of Sticklepath, a lively Dartmoor village with easy access to the moor up the riverside footpath alongside the River Taw. The property has been lovingly refurbished by the current owner over the last few years and offers a wealth of charm and character throughout. Currently a successful holiday let, the property would also make a wonderful second home.

The accommodation in brief comprises a useful entrance lobby, leading into the bright entrance hallway. The large dining/ living room has an attractive granite fireplace with a wood burner and has superb engineered oak flooring, which is party underfloor heated. Leading into the kitchen, which has bespoke units.

On the first floor, there are two double bedrooms, one benefitting from an en suite shower room and family bathroom.

The property is approached over a communal courtyard area serving Brackenmoor and the adjoining properties. The property has its own allocated car parking space (with three spaces unallocated for visitors) and there is also a small paved patio area adjacent to the property. Close by is a delightful communal garden, enjoying a southerly aspect, laid to lawn with shrubs and trees and a gravelled patio area. The property also has use of a communal dustbin store with a first-floor area above, which can be used for storage.

Agents Note - The garden and communal areas are maintained by a management company, made up of the eight owners of the properties within Steddaford Court. The service charge for 2017/2018 is £366.25.

Directions

In the centre of Sticklepath is the village shop. From the shop walk across the adjacent narrow lane and there is a slated porch facing out to the pavement. This is the formal entrance to Brackenmoor, however, If you take the narrow lane by the shop there is an entrance on the right into the parking for Steddaford Court and the courtyard entrance to the house is clearly visible with the name Brackenmoor on a slate plaque beside it. This is probably the best entrance to use as you can park in the courtyard.
