Property Description

Additional Information

This character filled property is the definition of enjoying the Devon lifestyle. A rare find in a modern market unlike anything else in its price range. Having been massively improved over the last 2 years, this idyllic cottage feels like home from the moment you step through the front door. Benefiting from owners who love the property as much as we all should, they have kept the renovations in perfect fitting with the style of the property. Starting on the ground floor at the front of the home, you cast your eye across a cosy living room that features a new log burner, moving past the dining room (which incidentally leads to the first floor and connects to the living room – which adds to the flow) and into an airy kitchen that stretches over 20 feet. Perfect for entertaining. Adjoining you will find a garden room perfect for relaxing – maybe with a glass of wine? This home is not short of stylish attributes.

With that being said, the greatest surprise to this property is the breath taking garden that seems to just keep going. Perfect for the green fingered amongst you, you will not be short of gardening opportunities whilst being able to enjoy far reaching views of the countryside. The outdoor space is as inviting as the inside, with seating areas perfectly created to entertain.

Walking out of the garden room, you are greeted with a pleasing courtyard presented with potted plants, mature wisteria, and festoon lights that gives you a Mediterranean holiday feeling as you sit out in the evenings. Feeling eager to view? We are only half way through! The garden extends up and to the side of the cottage giving perfect space to grow fresh produce, maintain the numerous stocked flower beds or even just bask in the Devon sun whilst gazing in admiration of the views. Amongst all of this, you are treated to not one, but two barns, - perfect for storage or a workshop? The main barn is where you will find the newly installed oil fired boiler and heating system. Above your second barn is where you will find a studio, perfect for a multitude of uses, which brings me onto my next point, office or snug anyone?

Although the home is advertised as having 2 bedrooms (one massive master – for want of a better word - and another large double) you are not short of opportunities to create a third (or fourth for that matter) for the extra family member or visiting guests. Profiting from an outbuilding this is just one of the perfect spaces readily available to put up your family and friends. As well as the outbuilding, you will gain a spacious office within the home. This benefits from an adjoining W/C that offers another possibility to create a bedroom, should you need it.

Only by visiting the property yourself will you get to feel the true beauty it has to offer. I strongly urge you to take the time to experience it for yourself and would love the opportunity to meet with you there to help embed what you see on paper, in the flesh.

The village is very pretty and has a great community. The Village Hall is the hub of this currently with many social events and clubs. The Tarka Trail runs at the bottom of the village and is some 80 miles of recreation highway – perfect for walking, running and cycling in a traffic free and beautiful setting. The Towns of Hatherleigh, Great Torrington, Holsworthy and Okehampton are all in easy reach and Merton Village (5 minutes’ drive) has the garage, Post Office and Maltscoop Pub.

Viewing is strictly by prior appointment.

Directions

From Torrington town centre proceed in a southerly direction on the A386 signposted Hatherleigh/Okehampton. After approximately 7 miles, passing through the village of Merton - take the first right hand turning - signposted Petrockstowe/Shebbear. Continue on this road all the way into the village (passing the tarka trail on your left) and at the crossroads turn left onto Rectory Rise. Continue alone the road, passing the village hall on your left and The Laurels on your right where the property will be found on the left-hand side, with name plate and for sale board clearly displayed.
